These Terms of Service constitute a legally binding agreement between you and HousingAI Inc. governing your use of the HousingAI.ca website, AI analysis tools, API, and related services.

By registering for an account, accessing, or using the services, you acknowledge that you have read, understood, and agree to be bound by these Terms. If you are using the services on behalf of an entity, you represent and warrant that you have authority to bind that entity to these Terms.

• "User," "You": Means the individual or entity accessing or using the services.
• "Content": Means any information, data, text, images, analysis results, etc., that you submit, upload, transmit, or display through the services.
• "AI Analysis": Means automated outputs provided by HousingAI based on algorithms and models, including real estate market analysis, investment return calculations, legal guidance, etc.
• "Pro Account": Means a paid account that provides access to premium features upon subscription fee payment.

3.1 Eligibility

You must be at least 18 years old or the age of majority in your jurisdiction to use the services. By using the services, you represent and warrant that you have full legal capacity.

3.2 Account Registration

Certain service features may require account registration. You agree to: provide accurate, current, and complete registration information; maintain the security of your account credentials and accept responsibility for all activities under your account; immediately notify us of any unauthorized use.

We reserve the right to refuse service, suspend, or terminate accounts if you provide false information or violate these Terms.

HousingAI provides AI-powered Canadian real estate intelligence tools, including but not limited to:

• AI Advisor: Answers legal and market questions related to home buying, leasing, and investing
• Form Generation: Generates Ontario LTB legal forms (e.g., N4, N12)
• Investment Analysis: Calculates cap rates, cash flow, ROI
• Affordability Analysis: Simulates mortgage capacity and home buying budget based on income and liabilities

We reserve the right to modify, suspend, or discontinue any service at any time without notice.

5.1 Not Legal Advice — All AI-generated content, legal forms, guides, and analyses provided by HousingAI are for informational purposes only and do not constitute legal advice. Landlords, tenants, and investors should consult with a licensed attorney before taking legal action. We are not a law firm and the platform is not a substitute for professional legal counsel.

5.2 Investment Risk — All investment analyses are simulations based on user input and market data, and do not guarantee future performance. Real estate markets carry inherent risks, and you should make independent decisions and bear full responsibility.

5.3 "As Is" Basis — Services are provided on an "AS IS" and "AS AVAILABLE" basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied.

5.4 Data Accuracy — We strive to ensure data accuracy, but sources may have delays or errors. We do not guarantee absolute accuracy, completeness, or timeliness of any information.

5.5 AI Limitations — AI models may contain biases, errors, or outdated information. You should not rely solely on AI outputs and should cross-verify critical decisions.

The HousingAI platform and all its content are the property of HousingAI Inc. or its licensors and are protected by Canadian and international copyright, trademark, patent, and other laws.

You may not: copy, modify, decompile, reverse engineer the services; scrape or crawl data without authorization; rent, resell, sublicense the services; remove or alter any copyright notices.
